ESG in the real estate valuations. A portfolio selection model for energy retrofit programs

Abstract

European directives on sustainable finance identify binding guidelines in investment planning for the decarbonization of the real estate sector. The Sustainable Finance Disclosure Regulation regularizes the methods of economic evaluation of projects by identifying the pillars Environmental (E), Social (S) and Governance (G) as thematic reference stylistic features. The ESG triptych constitutes inspiration in the scientific literature in the field for the proposal and testing of valuation algorithms aimed at the optimal structuring of investment portfolios. The paper proposes an ESG-based economic-financial analysis model for energy retrofit programs referring to the existing real estate sector. The model assumes the configuration of a multi-objective system built by borrowing algebraic formalisms of Operations Research, especially those of optimization algorithms. These algorithms make it possible to construct logical-functional relationships such as to represent the anatomy of the proposed evaluation model in terms of objective function and constraints, for example on the European decarbonization pathway target, or even on the available budget. The implementation of the proposed model, applied to a case study, returns a time priority list of assets to be energy efficient, balancing for each the investment costs, payback period and post-retrofit CO2 production.

Le direttive europee sulla finanza sostenibile identificano linee di indirizzo cogenti nella programmazione degli investimenti per la decarbonizzazione del settore immobiliare. Il Sustainable Finance Disclosure Regulation regolarizza le modalità di valutazione economica dei progetti individuando i pilastri Environmental (E), Social (S) e Governance (G) quali stilemi tematici di riferimento. Il trittico ESG costituisce ispirazione nella letteratura scientifica di settore per la proposta e sperimentazione di algoritmi valutativi volti alla costruzione ottimale di portafogli di investimenti. Il presente contributo propone un modello di analisi economico-finanziaria in chiave ESG per programmi di retrofit energetico riferiti al comparto immobiliare esistente. Tale modello assume la configurazione di sistema multi-obiettivo costruito mutuando i formalismi algebrici della Ricerca Operativa, in special modo quelli degli algoritmi di ottimizzazione. Questi algoritmi permettono di costruire relazioni logico-funzionali tali da connotare l’anatomia del modello valutativo sviluppato in termini di funzione obiettivo e vincoli, ad esempio sul target inerente il percorso di decarbonizzazione europeo, o anche sul budget disponibile. L’implementazione del modello ad un caso studio ha restituito una lista di priorità temporale degli asset da efficientare energeticamente, contemperando per ognuno i costi d’intervento, il tempo di ritorno dell’investimento e la produzione di CO2 post-retrofit.
