The research examines the relationship between the discipline of appraisal and its modes of representation, drawing on the knowledge domains of technical architecture, history, and topography. The integration of these disciplinary fields has made it possible, through different analytical registers, to investigate the historical model of the Habsburg cadastre in northern Italy and in the Königreich Lombardo-Venetien (1815–1866). This experience gave rise to a fiscal administrative culture that mirrored, in both method and substance, the graphic-geometric description of territorial phenomena, understood as the objective expression of the processes through which the landscape becomes anthropized. In cadastral drawing, the representation of sites faithfully reflects their orographic, morphological, and typological relationships. The effectiveness of the Habsburg Land Cadastre established by the sovereign patent of 23 December 1817 emerges with equal clarity across the other northern Italian provinces incorporated into the Empire. The investigation is grounded in the historical documentary reconstruction of Habsburg sources and in their integration with territorial morpho-typological analysis, focusing on the Gresta Valley in Trentino and, comparatively, on selected Alpine sites in South Tyrol. The aim is to reintegrate the historical recognition of land and building assets within the processes of geometric analysis and cadastral valuation of the habitat. The study achieves its objectives by documenting through rigorous appraisal criteria the historical continuity between cadastral representation and the value that contributes to the formation of rent, examined within the indissoluble unity of land and building and in its distinctive morphological and typological character.
